Marketing your home to attract Orlando Home Buyers

How To Package Your Orlando Florida Home To Sell

After a full day of house hunting in Orlando Florida's complex real estate market, even the hardiest home buyer has difficulty remembering each home visited. A selling display featuring your property's benefits is a great way to be sure your home stands out in the home buyer's memory. We've used the following marketing strategies to successfully sell many homes. They could work for you too!

Marketing your home for saleCreativity Counts

Your home's memory points can be mounted attractively on a poster or in a looseleaf binder or photo album and displayed on your dining table or near the front door.

Home shoppers appreciate a memory-jogging take-home flyer, summarizing the display information for later study. The flyer should always include the property address, price, brief description and your real estate agent's name and phone number.

Focus On Your Home's Features

Each Central Florida home will have its own outstanding features. When we talk about a marketing strategy for your home, we will consider what to include in your display and on the flyer. Here are some worthwhile ideas:

Capital improvements

Include project description, year completed and your investment in the home's improvements.

Upgrades or replacements

List new appliances, paint, wallpaper, attic fan -- anything you've accomplished that home buyers won't have to do after move-in.

Mention special features and benefits. For example: "Easy-care kitchen range with self-cleaning oven, sealed burners, electronic ignition, digital controls; 1992."

Energy-saving or "green" features

Cite money-saving extra insulation, high-efficiency heating/cooling system, thermal double-pane windows, etc.

Average annual utility bills

Also mention affordable property taxes. Home buyers want to know!

Floor plan

Show room arrangement and dimensions. New-home builders and renovators can often provide floor plans, or one can be drawn for your home.

Picture your home in your display and on the flyer. Architect's renderings may be available from the original builder.

Gardening highlights

Sketch the landscaping plan to show the work you've done.

Identify trees and plants, especially if you have unusual ones.

Provide photos of bushes and flowers in full bloom, if you're selling off-season.

Pre-listing home inspection report

Impress buyers with proof of your home's excellent condition. Show receipts for correcting any problems the inspector noted.

Community Information

Create a local map.  Highlight nearby schools, convenient transportation, shopping, parks, libraries, hospitals, and any other amenities or points of interest. Your kids can help color the map!

Feature excellent schools. Mention honors and awards, good student-teacher ratios, sports and athletics, drama presentations, and special programs (i.e. for learning disabilities or English as a second language).

List neighborhood association dues (if any), annual community events, Neighborhood Watch programs, and the like. If yours is a friendly, quiet neighborhood, be sure buyers know it!

Community services

Include helpful information such as days for recyclable-material and bulk trash pick-ups, availability of swimming pools, children's summer day-camps, adult education, and so on.

Why Your Downtown Orlando Condo May Not Be Selling

Why your home is not sellingYour Orlando Downtown Condo is not selling and you have questions why it hasn't sold.   There are many reasons that Condos do not sell in Orlando.   Let's review some of these reasons:

LOCATION

It may be more difficult to attract buyers to a Downtown Orlando Condo if the location has challenges, such as street noise, poor views, or is in an area that is perceived to be unpopular.  If your condo has location challenges, you want to be sure it is priced aggressively and is superbly staged.

FLOOR PLAN

Most condo buildings have a few units that have poorly thought-out floor plans, or are older condos that don't reflect today's lifestyle.  Some of the reasons why floorplans are undesirable may include:

  • Poor flow
  • Limited closet and storage space
  • Small Rooms
  • Lack of natural light
  • Unattractive views
  • No in-unit laundry facilties
  • Limited perks - gym, pool, etc.

In the past these condos sold easily, but in today's market they require that  pricing and staging are given a great deal of attention.

THE CONDO IS PRICED TOO HIGH

The real estate mantra "location, location, location" has been replaced by "price, price, price". As noted above, location is important, but the location and other issues can be overcome by correctly pricing your unit.  There are negative aspects of over-pricing:

  • If a condo is on the market too long it may give prospective buyers the impression that something must be wrong with the unit.
  • You lose buyers that should be looking at your home, but pass on it because it doesn't fall within their target range.
  • Many sellers price higher than the price they really want in the belief that they will have to reduce the price in the negotiations, but in reality this strategy often limits the pool of buyers.  Remember, that in order to negotiate, you must first have an offer.  If you price too high, there may be no offer to negotiate.

Don't Hamper Your Open House

Open House advice for your Orlando HomeGetting your Orlando Home SOLD!

The goal of an open house is to sell your home.  Selling your home is a time of increased stress in your daily life, and showing your home is not always convenient.  However, it is a necessary and important tool in the selling  process.

Sellers know all the good points of their home and often feel that they should be present at an open house so they feel in control of the process.  This is not a good idea, as prospective buyers are not comfortable when the seller is present.  It limits their ability to ask pointed questions for fear of offending the owner, and they may rush through the viewing to limit contact with the seller.  In addition if the seller is present it limits the conversation between couples, they hesitate to discuss points of interest or concern.

With proper preparation your home will show at its best for Open House day and buyers will feel free to investigate and ask the realtor any questions they may have.  They can spend as much time as they like and speak freely, the longer they are in your home the better.

First impression count!

Prepare your home for the showing, and leave the realtor to what they are trained to do.  Before you leave make sure that you have:

  • Cleared clutter from the entire house
  • Scrubbed the kitchen and bathrooms until they sparkle
  • Opened curtains and turned on lights
  • Make sure the house smells fresh
  • Turn on some background music
