US Home Sellers Keeping Their Prices

Are we at the bottom yet?   Well all indications that the massive price reductions are slowing and the number of homes that are selling quickly are on the rise.   According to a recent Trulia report the number of home owners keeping their price steady are on the rise.

The average discount held steady at 11 percent.

Trulia reports a 50 percent drop in cities with price reductions of 30 percent or more on average, with only seven major cities reporting such cuts at the beginning of the month.

Regionally, 20 percent of listings in the South and 22 percent of listings in the West, Midwest, and Northeast experienced price cuts.

 "I expect reductions to rise again as the tax credit extension deadline approaches, but I also expect mortgage rates to rise, so they may cancel out the savings [from list price reductions]," says Trulia CEO Pete Flint.

A selling display featuring your property's benefits is a great way to be sure your home stands out in the home buyer's memory. We've used the following marketing strategies to successfully sell many homes. They could work for you too! 

 

Marketing your home for saleCreativity Counts

Your home's memory points can be mounted attractively on a poster or in a looseleaf binder or photo album and displayed on your dining table or near the front door.

Home shoppers appreciate a memory-jogging take-home flyer, summarizing the display information for later study. The flyer should always include the property address, price, brief description and your real estate agent's name and phone number.

Focus On Your Home's Features

Each Central Florida home will have its own outstanding features. When we talk about a marketing strategy for your home, we will consider what to include in your display and on the flyer. Here are some worthwhile ideas: 

Capital improvements

Include project description, year completed and your investment in the home's improvements.

Upgrades or replacements

Why Your Downtown Orlando Condo May Not Be Selling

Why your home is not sellingYour Orlando Downtown Condo is not selling and you have questions why it hasn't sold.   There are many reasons that Condos do not sell in Orlando.   Let's review some of these reasons:

LOCATION

It may be more difficult to attract buyers to a Downtown Orlando Condo if the location has challenges, such as street noise, poor views, or is in an area that is perceived to be unpopular.  If your condo has location challenges, you want to be sure it is priced aggressively and is superbly staged.

FLOOR PLAN

Most condo buildings have a few units that have poorly thought-out floor plans, or are older condos that don't reflect today's lifestyle.  Some of the reasons why floorplans are undesirable may include:         

  • Poor flow      
  • Limited closet and storage space       
  • Small Rooms        
  • Lack of natural light         
  • Unattractive views         
  • No in-unit laundry facilties        
  • Limited perks - gym, pool, etc.

In the past these condos sold easily, but in today's market they require that  pricing and staging are given a great deal of attention.

THE CONDO IS PRICED TOO HIGH

The real estate mantra "location, location, location" has been replaced by "price, price, price". As noted above, location is important, but the location and other issues can be overcome by correctly pricing your unit.  There are negative aspects of over-pricing:

  • If a condo is on the market too long it may give prospective buyers the impression that something must be wrong with the unit.
  • You lose buyers that should be looking at your home, but pass on it because it doesn't fall within their target range.
  • Many sellers price higher than the price they really want in the belief that they will have to reduce the price in the negotiations, but in reality this strategy often limits the pool of buyers.  Remember, that in order to negotiate, you must first have an offer.  If you price too high, there may be no offer to negotiate.
